A trap catches what's already inside; a sealed gap is what stops the next one from moving in — our Abram, TX crew does both in one visit. Beyond droppings and noise, chewed insulation and wiring are real risks we flag on every inspection. A single missed gap can undo weeks of otherwise successful trapping and sealing work.
Sealing a quarter-inch gap takes different training than setting a trap, and that's specifically what our technicians do.
We move quickly on new reports in Abram, since delay usually just means a bigger job later.
You'll know the full cost before anything's installed, priced off what the inspection actually finds.
Snap traps, one-way exclusion doors, thermal imaging for nest zones, and sanitation gear for the cleanup after. We also photograph every sealed entry point before and after, so you have documentation of the exclusion work done.
Ground-level rats mean foundation gaps and vent screens get priority in the sealing plan.
Attic access almost always traces back to a roofline or eave gap, which is where sealing starts.
A mouse job lives or dies on finding every small gap — one missed opening undoes the rest.
Cleanup follows industry biohazard handling standards, not a quick vacuum and call it done.
Hardware cloth, sweeps, and vent screens go in to physically block re-entry — not a temporary patch.
Scheduled station checks with logged records for property managers who need documentation on file. A seasonal walk-around of the foundation catches new gaps that open after freeze-thaw cycles.
A quick description of the noise and location shapes which trap and sealing materials we bring.
We come prepared to trap and seal together, not schedule a separate trip for materials.
Inspection identifies both species and access points — foundation to roofline — before we quote anything.
You get trapping, exclusion, and a documented recheck — not just traps left behind.
Months of store-bought traps got us nowhere. Technician found the actual gap under our deck ledger in twenty minutes.
Roof rats in the attic for weeks. Three roofline gaps sealed and the noise stopped within days.
We manage six buildings — they service all of them on a schedule and send logs I can hand to ownership.
Appreciated them explaining rat versus mouse signs before quoting anything. Didn't feel like a guessing game.
Two units in our building had chewed wiring behind the stove. Exclusion work solved it and our electrician confirmed no further risk.
Coverage includes Abram and the surrounding region, weighted toward the property types that see the most rodent pressure. Properties near open fields or construction sites in Abram tend to see rodent pressure spike seasonally, which shapes our routing. We also keep records of prior exclusion work at a property, which speeds up diagnosis if a new gap opens up in a different spot later.
Gnaw-mark size and dropping shape usually settle it, and the technician confirms on inspection. A full inspection covers roofline and chimney access alongside the foundation, since rodents use whichever gap is easiest.
Exclusion is the permanent piece; trapping without it just resets the clock. A thorough seal job on the first visit is what actually prevents a second call a few months later, which is why we'd rather spend extra time sealing than rush to the next job.
We'd wait — disturbed droppings can aerosolize particles, and our crew handles that with proper PPE.
A typical job is a single day plus a short recheck window.
Mechanical trapping and sealing come first, especially around pets and kids; bait stations are reserved for specific situations like commercial perimeters.
Easy food access, standing water, clutter, and unsealed foundation gaps are the usual suspects. It's worth checking your attic access panel periodically, since that's a common secondary entry point we find at follow-ups.
